The primary mission of the Planning Permitting Sector is to exercise development control and implement the Development Plans in force governing development throughout the Limassol District.
The regulation and control of development aim to ensure the rational siting and organisation of development, the protection of the natural and built environment, and the creation of appropriate conditions for housing, employment, recreation and, more generally, the quality of life of citizens.
Legislative Framework
Planning permitting is carried out in accordance with the Town and Country Planning Law of 1972 (Law 90/72), as amended from time to time, the relevant Regulations, the provisions of the applicable Development Plans, as well as the Circulars, Directions and Orders of the Minister of the Interior in force from time to time.
Development Control
In the course of examining an application for a Planning Permit, consideration is given to the suitability of the location of the proposed development, permitted land uses and compatibility between uses, traffic arrangements and access, as well as the impact of the proposed development on the natural and built environment, the landscape and the amenities of the area.
At the same time, consideration is given to safeguarding the quality of life of residents and creating appropriate conditions for the rational and sustainable development of the area.
Development control also includes the imposition of appropriate conditions when granting Planning Permits, the examination of preliminary enquiries and requests for planning information, as well as the implementation of the prescribed procedures for monitoring compliance with and enforcing planning legislation.
