Illegal and Dangerous Buildings

The Limassol District Local Government Organisation (EOA Lemesos), within the scope of its responsibilities, carries out inspections to identify breaches of the applicable planning and building legislation.

Such inspections include, among other matters, cases involving the construction or use of buildings without the required permit, breaches of permit conditions and non-compliance with the applicable provisions of the legislation.

Where a violation is identified, the procedures prescribed by law are followed, including, among other measures, the possibility of imposing an administrative fine in accordance with the relevant provisions of the legislation in force.

The management of buildings requiring repair or presenting a danger is governed by the relevant provisions of the Streets and Buildings Regulation legislation and, in particular, by Sections 15A and 15B, which set out the procedures applicable to the prevention and elimination of risks that may endanger the safety of persons, neighbouring buildings and the public.

Responsibility for maintaining a building in a safe condition, its maintenance and timely inspection and, where required, its repair and restoration rests primarily with its owners and, where applicable, with the management committees of jointly-owned buildings.

The Limassol District Local Government Organisation (EOA Lemesos), as the competent authority within the scope of its statutory responsibilities, intervenes in cases where a dangerous condition is identified or substantiated, applying the procedures prescribed by law and taking the necessary measures to eliminate the danger and safeguard public safety.
