Fees

These are charges calculated based on the assessed value of immovable property, billed until 30 June 2024 by the Sewerage Board of Limassol–Amathus.

According to the EOA Lemesos Law 37(I)/2022, sewerage fees for wastewater and stormwater are imposed based on the general valuation of properties, as determined by the Department of Lands and Surveys, and are charged to the registered owner of the title deed as follows:

• 1991–2016: based on the general valuation of properties at 1 January 1980 values.
• 2017–2019: based on the general valuation of properties at 1 January 2013 values.
• 2020–2022: based on the general valuation of properties at 1 January 2018 values.
• 2023–2024: based on the general valuation of properties at 1 January 2021 values.

The sewerage charges include wastewater sewerage fees and stormwater sewerage fees.

In case you disagree with the property value shown on your statement of account, please contact the Limassol District Lands and Surveys Office for further investigation.

The amount of fees is determined by Regulations, which are submitted to and approved by the House of Representatives, as well as by Notices issued by the Organisation and published in the Official Gazette of the Republic and in three other daily newspapers.

Sewerage Fees

The final due date for the 2025 sewerage fees is 27 February 2026.
After the bill's due date, i.e., as of 27 February 2026, an additional 10% charge is imposed on the outstanding amount for wastewater and stormwater sewerage fees.

Water Supply Fees

After the water bill’s due date, an additional 10% charge is applied to any unpaid water supply charges (excluding VAT). Moreover, EOA Lemesos may discontinue the water supply without further notice.

The annual sewerage fee bills are sent only by email to owners of properties located within the Organisation's boundaries. A separate bill is sent to each property owner. These fees are calculated based on water consumption, which, until 30 June 2024, were collected by the Water Board of Lemesos on behalf of the Sewerage Board of Limassol–Amathus.

From 1 July 2024, the Organisation imposes a sewerage usage fee on every holder of premises that is connected, or should have been connected, to the sewerage system. The fee is calculated based on water consumption, and amounts to 0.64 cents per cubic meter.

This fee is imposed and collected together with the water supply charge for every area.

These fees relate to water consumption charges that were billed until 30 June 2024 by the Water Board of Lemesos on behalf of the Sewerage Board of Limassol-Amathus.

The Organisation also imposes a usage fee on every property owner whose premises are connected or should have been connected to the sewerage system. This fee is set at €0.64 per cubic metre of water consumption.

This fee is applied and collected together with the water supply fee for each area. A detailed breakdown of usage fees from 1995 to the present is provided in the table below (€/m³).

The Fees and Charges applied by EOA Lemesos are in accordance with the Water Board of Lemesos Regulations, which remain in force pursuant to Article 101(b) of Law 37(I)/2022 and the laws of the Republic of Cyprus.

 1. Water sale charges

a) Domestic charges per four-month billing period (5% VAT)

Note: The above charges apply to large families with four (4) or more children up to the age of 22.

c) Commercial and industrial charges per four-month billing period (5% VAT)

Consumption Rate: €0.90 per m³

2. Security Deposit (Note*)

Every consumer who is:

a) a natural person, must provide an ID card or passport to EOA Lemesos. If renting a property, the Organisation may request a rental agreement.

b) a legal entity, must provide a company seal, a certificate of incorporation, a shareholder certificate, a registered office certificate, and a certificate of directors and secretary.

4. Other Charges

From 1 January 2017

The price of water supplied to ships within the Limassol Port is set at €5 per cubic metre (m³), with a connection fee of €20.

Overtime charges are applied in accordance with the actual labour costs of EOA Lemesos personnel at the Port.

The overtime charges listed below are reduced in proportion to the number of ships simultaneously supplied with water.

Weekdays after 3:30 p.m.: €40 per hour
Weekends and public holidays: €55 per hour

Additionally, the connection fee for warships that remain connected to an EOA Lemesos meter for more than 48 hours without taking any water is set at €5 per day.

These services may be extended until 8:00 p.m., with overtime charges applying from 3:30 p.m. onward.

You are kindly requested to submit your requests in advance (together with all relevant details) for water supply after 3:30 p.m., on weekends and public holidays, through the EOA Lemesos website – Contact Form or by fax at +357 25 271900, for examination of your request.

To ensure more cost-effective pricing (especially for ships supplied through small-diameter connections), agencies are encouraged, where possible, to arrange water supply during normal working hours (Monday to Friday between 8:00 a.m. and 3:30 p.m.), when no additional overtime charges apply.
