Building Permits

Building permitting aims to ensure that buildings are designed and constructed in accordance with the applicable legislative and regulatory requirements, in a manner that ensures safety, health, accessibility, functionality and structural integrity.

Legislative Framework

Building permitting is carried out in accordance with the Streets and Buildings Regulation legislation, the Regulations, Orders and Circulars in force from time to time, as well as the relevant guidelines and other technical requirements issued periodically and applicable in each case.

Building Control

Building control includes, among other matters:

Structural and Construction Safety

The assessment of the structural adequacy and construction integrity of buildings, including compliance of structural designs with the applicable Eurocodes and relevant National Annexes, as well as with other requirements relating to the safety and structural performance of structures.

Safety and Health

Ensuring appropriate safety, hygiene and health conditions for building users, in accordance with the relevant legislative and technical requirements.

Accessibility

Ensuring accessibility and the safe and unobstructed use of buildings by all persons, including persons with disabilities and persons with reduced mobility, in accordance with the requirements of Regulation 61HA of the Streets and Buildings Regulations and the other applicable legislative and regulatory provisions governing building accessibility.

Fire Safety

The implementation of the necessary measures to protect human life and property in the event of fire.

As part of the building permitting process, proposed developments are examined for compliance with the relevant requirements of the legislation in force and, in particular, with the provisions of Regulation 61IA of the Streets and Buildings Regulations, as well as with the requirements of the competent authorities, where applicable.

Electromechanical Installations

Compliance of electromechanical installations with the applicable requirements, where such installations fall within the scope of the building permitting process.

Other Technical Requirements

Compliance with requirements relating, among other matters, to functionality, hygiene, safety, energy performance, geotechnical stability and other technical parameters of buildings, as provided for under the applicable legislative and regulatory framework.
