Annual Wastewater and Stormwater Sewerage Fees
These are charges based on the assessed value of immovable property, which, until 30 June 2024, were billed by the Sewerage Board of Limassol–Amathus. These fees are annual and are payable by the registered owner of the property title deed. They are calculated based on the value of the most recent general valuation as recorded in the files of the Department of Lands and Surveys.
Sewerage System Usage Fees
These are charges based on water consumption, which, until 30 June 2024, were billed by the Water Board of Lemesos on behalf of the Sewerage Board of Limassol–Amathus. They apply to the occupant/tenant of each premises, are calculated based on water consumption and appear on the water bill for each billing period. Fields, plots and, generally, immovable properties that cannot be connected to the sewerage system are not subject to usage fees.

To locate your bill, we will need either the registered owner’s identity card number or the title deed registration number. Sewerage bills are sent once per year, only by email. In order for the bill to be sent to you, you must provide your email address.
It refers to the process of registering your email address and mobile phone number so that the sewerage bill can be sent to you.
You can update your email address using the letter you received, which includes a QR code. By scanning the QR code, you can enter your email address and mobile phone number. From time to time, the Organisation sends letters to its customers requesting the update of their sewerage bill delivery details.
Please note that sewerage bills are sent exclusively by email.
What you need to know:
- The letter includes a QR code at the top.
- Customers are requested to scan the QR code and enter their email address and mobile phone number.
- Alternatively, they may update their contact details through the Organisation’s website by entering the account number shown in the letter (next to the QR code).
- Letters are only sent to customers who have not yet updated their details or to customers in areas that are being included within the boundaries of the sewerage system for the first time, such as the areas of Kourion Municipality.

There are two categories of fees:
(a) Wastewater and stormwater sewerage fees
From 1 January 2022, wastewater and stormwater sewerage fees are imposed based on the assessed value of immovable property at 1 January 2021 prices, as determined by the Department of Lands and Surveys. For any queries or complaints regarding the assessed value of your property, you may contact the Limassol District Lands and Surveys Office.
(b) Sewerage system usage fees
A usage fee based on water consumption amounting to 0.64 cents per cubic meter is imposed on all premises which are connected to and use the sewerage system. This fee is imposed and collected together with the water supply fees.
Sewerage fees are imposed in accordance with the Limassol District Local Government Organisation Law 37(I)/2022, Article 33(1)(b), based on the general valuation of the immovable property in respect of which the fee is payable. For 2023–2026, fees are based on the property's assessed value at 1 January 2021 prices.
Under the legislation, EOA Lemesos imposes sewerage fees based on the assessed value of the property, and these become payable following the publication of a relevant notice in the Official Gazette of the Republic of Cyprus and in three daily newspapers. At the same time, the Organisation publishes announcements through local radio stations and the press, urging the public to proceed with payment of the fees and inviting anyone who has not received a bill to contact the Organisation to investigate the matter.

The stormwater sewerage fee is an annual charge imposed on the assessed value of immovable property for the purpose of constructing and maintaining stormwater drains and flood protection works. The rate of this fee for 2023–2026 has been set at €0.086 per one thousand euros of the assessed value at 1 January 2021 prices.
The wastewater sewerage fee is an annual charge imposed on the assessed value of immovable property for the purpose of constructing and maintaining the central system for the collection and treatment of wastewater. For the applicable coefficients, please click here.
(a) Wastewater and stormwater sewerage fees
Each year, the Organisation sets the final due date, which is published in three daily newspapers and in the Official Gazette of the Republic of Cyprus. Additionally, this is announced through local radio and television stations.
The final due date for payment of the 2025 sewerage fees has been extended to 27 February 2026.
(b) Sewerage system usage fees
Usage fees are payable together with the water supply charges and are shown on the water bill.
According to Article 90 of the Law, failure to pay the fees of the current year within the prescribed deadline stated on the statement of account results in the imposition of an additional charge equal to ten per cent (10%) of the unpaid amount. Fees relating to previous years are payable immediately, and the Organisation may take legal action for their recovery.
If the delay concerns a water supply bill, the Organisation may also proceed with the disconnection of the water supply, in addition to imposing the surcharge.

You should contact EOA Lemesos through the website and complete the Application for Change of Sewerage Billing Information – EOA Lemesos, providing the details of your new address. For any change, you must indicate the customer number if the request concerns sewerage fees, or the consumer number if it concerns water supply fees.
In accordance with the applicable legislation, the Organisation imposes wastewater and stormwater sewerage fees on all immovable properties within its boundaries, based on the general valuation of the properties as determined by the Limassol District Lands and Surveys Office, on the registered owners of each title as at 1 January of each year, as recorded in the property register provided by the Limassol District Lands and Surveys Office.
These annual fees are imposed to cover the overall cost of constructing and maintaining the sewerage and stormwater systems and are not calculated separately for each property or area.
It should be noted that, under the Law, the Organisation has no authority to cancel or reduce the fees of any property or owner.
All immovable properties within the sewerage boundaries are required to pay the annual wastewater and stormwater fees. However, they are not required to pay sewerage system usage fees, as no water consumption applies.
To obtain a certificate for the purpose of transferring the property/title deed, you must complete Application No. 5 (Water Supply – Consumers) and Application No. 3 (Sewerage – Registered Owner) through the Organisation’s website. You will be informed of the amount payable, and once payment has been completed, the two certificates will be sent to you electronically.

To connect the premises to the sewerage system, an application must be submitted together with the following documents:
Upon submission of the application, the licence issuance and connection fee must be paid (minimum fee €70).

For an online application, once the application has been examined by the Technical Services, you will be notified in writing of the connection fee to be paid.
After payment is made, a technical review of the application will be conducted, and you will be notified in writing of the permit issuance.
Select the contractor who will construct the sewerage installations of your property.
It is recommended that you obtain quotations from at least three contractors in order to secure the best possible price.
Please notify the Organisation in advance by calling 25 271000 before the commencement of the works, so that an inspection appointment can be scheduled and the necessary checks carried out.
Before connecting to the public sewerage system, you must obtain written consent for connection (Green Card).
No later than one month after the private system is connected to the public system, you must clean the residues and fill the septic tanks and soakaway pits with suitable materials*.
*e.g. conventional concrete, lightweight concrete, gravel, sand-gravel mix, or quarry gravel.
If a property is located below road level, a private pumping station must be installed at the owner's expense and responsibility.
The property owner is responsible for the proper construction and maintenance of the private sewer connection.
No. In areas where a sewerage network is in operation, septic tanks and soakaway pits must be discontinued, and the property must be connected to the public sewerage system.
Each plot is entitled to one free connection, regardless of the number of co-owners or premises. For every additional connection, the cost must be borne by the owners.
If new connections are needed, an application must be submitted together with a survey plan indicating the locations of the new connection(s).

The application is examined by the Organisation’s Technical Services, and the cost is calculated based on the applicable measurements and specifications.
The applicant is then informed in writing of the additional connection cost in order to proceed with the payment.
The public building sewer connection is usually installed at a depth of approximately 1.30 metres below ground level.
• Cooking oils (such as frying oils) and any type of cooking oils and fats.
• Food residues (ground* or not) and solid confectionery residues such as chocolate, creams, syrup, etc.
• Condoms, sanitary pads, diapers, cotton buds, dental floss, cotton, wet wipes / baby wipes, disposable gloves, disposable face masks.
• Any solid materials such as glass, plastics, metals, wood, sand, soil, gravel, clothing, fabrics, rags, cigarette butts, etc.
• Cleaning agents, detergents, bleaches and chemicals that are not biodegradable or environmentally friendly, or chemicals based on chlorine or ammonia, or containing phosphates.
• Condensate from air-conditioning units.
• Gauze, bandages, syringes, blood, medicines, toxic, radioactive, infectious or hazardous substances from medical, laboratory or other processes.
• Toxic or hazardous substances and heavy metals (e.g. antibiotic medicines, mercury, etc.).
• Engine oil, grease, wax, etc.
• Paint, varnish, solvent, turpentine, etc.
• Pesticides and other toxic liquids.
• Petrol, diesel or any petroleum-based substances, flammable materials or explosive mixtures.
• Industrial chemical waste with corrosive properties.
• Rainwater.
• Liquids or steam exceeding 65°C.
• Sludge from wastewater treatment plants.
• Septage, such as wastewater from soakaway pits or sealed tanks.
*The use of a garbage disposal unit in the kitchen is strictly prohibited.
According to the EOA Lemesos Regulations, the use of waste disposal units is prohibited.
Together with every application submitted to the competent authority for a building permit, a permit for the opening or construction of a road, or for the development or subdivision of land into plots for building purposes concerning property located within the boundaries of the Organisation, an application must also be submitted to obtain a permit for constructing sewerage systems.
The application must be submitted together with the following documents:
• Subdivision plans on the survey plan
• Layout plans of the subdivision at a scale of 1:1000 showing the proposed wastewater sewerage network (in hard copy and electronic format)
• Plan showing the construction details of pipelines and manholes
• Longitudinal sections of the subdivision roads
• Planning permit or subdivision permit (copy)
• Title deeds of the properties forming the subdivision
• Stormwater drainage plan, where applicable

It is noted that the owner must appoint a supervising engineer to oversee the works.
These Regulations apply regardless of whether the main sewerage works and the installation of public sewers in the area have already been carried out.
All of the following incidents should be reported to 25 271000 at any time of the day:
• Blocked sewer pipe/Sewage flowing onto the road/Manhole overflow
• Missing manhole cover/lid/grate
• Safety issues at a worksite where works are being carried out, e.g. missing barriers or open trenches without fencing.
